Land sourcing methods


The first important thing before you even start sourcing the land is your ideal customer research. You should ask yourself who is your customers and what they want? How you can help solve their problems? Another stage is setting your criteria - area and kind of development for example student accommodation, social housing, luxury houses etc. You should implement a lead management system or CRM because you may not achieve lead on the first day you send the offer to the vendor. Basically, there are two methods of sourcing - online and offline. Online methods focus on portals -Rightmove, Zoopla, On The Market, classified ads - gumtree, estate gazette, commercial agents' websites, lead websites, land sources and social media. Offline methods focus on trying to get to the development sites before they've been presented to the open market. You can use Google Maps, Planning Portal, Off-market deals through agents, Adverts – Radio, Google Ads, social media, Mapping software – Nimbus maps, Random letter drops etc.
